Stages of our services:

1. Initial Design

• + Initial meeting with client to discuss brief, cost limits, building orientation, energy efficiency, materials and other requirements.
• + Site assessment: Visit the site to take measurements and photographs.
• + Obtain Certificate of Title from the local District or City Council and a LIM report if required.
• + CAD Sketch Design Preparation of sketch plans to illustrate tentative proposals for discussion and development with client. We give the client an idea of the shape of the building. The design is revised as required until the client is satisfied.

2. Documentation Stage

• ¹ CAD Working Drawings are technical documents which contain things such as dimensions, set backs, materials, levels, wall heights, beam sizes, window and door locations.
• ² Specifications set out the materials to be used and the standard of workmanship required for each trade. A typical specification sets out the stages of building and the tasks of each tradesperson, e.g. Demolition Expert, Excavator, Concreter, Bricklayer, Carpenter etc.

• Once the client has approved the design, it is developed into Detailed Drawings or CAD Working Drawings ¹ and Specifications ², ready for building consent lodgment and tendering. Furthermore, we show the client a range of options regarding the choice of building materials.
• + Written reports from independent consultants as required (e.g. Engineer, Surveyors)
• + Preparation of Building Consent Application
• + Final approved plans to build

3. Project Management

• As a client you may use all or some of these services. Please feel free to discuss your preferences with us at any time.

• We invite building contractors, specialist sub-contractors and suppliers to submit tenders and quotations for the work. We provide construction supervision, quality control and report on building progress.
